Municipal Inspector
A new home buyer takes it for granted that the home that they are about to purchase was constructed by a professional contractor sometime in the past who most certainly followed best building practices, adhered to all of the local building codes, utilized the best materials designed to withstand long term wear and tear and adverse weather conditions. A new home buyer walks through the purchase they are about to make and takes it for granted that all alterations, repairs, additions and replacements of the original home construction was also completed by a skilled professional contractor. Perhaps it is taken for granted that every modification made to a home since it was built was also reviewed by a Municipal Inspector to ensure that any change made to the original construction complies with the local building codes and meets safety standards.
In the business of new home acquisition, this is not the case. Many times, even homes that are constructed to be “brand new” can turn out to be construction disasters. A home owner needs to be aware that a Municipal Building Inspector does not evaluate a home that closely.
